CURRENT OPPORTUNITIES IN SPECIALIST LENDING

Specialist Residential Mortgages

  • Desktop valuations – now available up to 90% LTV with rates of 2.99% (2-year fixed) on Standard Residential property.
  • Clients with adverse credit can still be helped. Options available for clients with current payday loans and can also be in a current Debt Management Plan (DMP does not need to be cleared) but no other adverse in last 2 years. Products available up to 85% LTV with adverse credit rates available from just 3% (2-year fixed).

 

Complex Buy to Let Mortgages

  • Property Investor Credit Facility – A flexible line of credit, secured against your client’s property portfolio, that provides a simple & low-cost alternative for accessing funds. No early repayment fees, facilities up to £750,000, maximum of 70% LTV, 3-year term & rates starting from 0.66% variable per month.
  • Ex-Pat BTL available up to 75% LTV. Rates available from 2.74%.

 

Second Charge Mortgages

  • Second charge mortgages available for self-employed clients with only 1 year’s accounts. Can even be completed without the need for a survey. Rates start from just 3.4% + Base Rate (Tracker) with variable & fixed rate options also available. A second charge mortgage could help your self-employed clients to raise additional capital where a re-mortgage or further advance is not available.
  • 3rd charges available. Maximum loan size of £50k up to 95% LTV with £35k available up to 100% LTV. Rates starting at 12% p.a. Ideal for clients currently tied into an existing 2nd charge mortgage.

 

Bridging & Development Finance

  • Applications up to 75% LTV on a case by case basis. Rates available from 0.48% per month.
  • Desktop valuations available up to 62.5% LTV on the special assumption of normal market conditions which existed as of 1st March 2020, without the effects from the coronavirus pandemic and associated economic impact. Pre Covid-19 property values are being used to create “market-leading leverage for every single application”.

 

Commercial Mortgages & Business Cash-flow solutions

  • Commercial Investment Property – Up to 70% LTV available (max loan based on up to 11x rental income). Rates from 4% + LIBOR.
  • Desktop valuations on Corporate/LTD Co BTL’s. Available up to 65% LTV with rates from 3.2% (5-year fixed rate) & 3.65% (10-year fixed rate).
