- Your client is looking to purchase a property in order to obtain planning permission and sell, or to obtain  development finance
- Your client is looking to purchase a property where the vendor needs to move quickly, possibly due to repossession or mortgage arrears
- Your client needs to raise capital urgently for investment into another project, or business
- Your client may wish to finance a property that has been renovated and is awaiting a sale

- Rates from 0.41% per month
- £1m minimum loan amount
- Residential only
- Serviced/retained/ or part & part
- No works to be carried out on the property
- It can be a bridge/bridge to sell & let
There are three funding options available:
Option 1
- 6.99% per annum/2% deferred – Payable / retained rate @ 0.41% PCM
- 7 months bridge – ERC free period
- 0.5% fee added onto the loan in month 8
- ERC – 1% in months 8-12
- 13-21 – 2%#
- 21+ – 0%
Option 2
- 7.49% per annum/2% deferred – Payable /retained rate @ 0.45% PCM
- 9 months bridge – ERC free period
- 0.5% fee added onto the loan in month 10
- ERC – 1% in months 10-12
- 13-21 – 2%
- 21+ – 0%
Option 3
- 7.99% per annum/2% deferred – Payable / retained rate @ 0.49% PCM
- 12 months bridge – ERC free period
- 0.5% fee to be added onto the loan in month 12
- 1.5% ERC in month 13-21
- 21+ – 0%
